"secondary dwelling" by the Vineyard Avenue Corridor Specific Plan and is specifically <br />exempted from that obligation. <br />7_ The project developer acknowledges that the City of Pleasanton does not guarantee the <br />availability of sufficient sewer capacity to serve this development by the approval of this <br />case, and that the project developer agrees aiid acknowledges that building permit <br />approval inay be withheld if sewer capacity is found by the City not to be available. <br />8_ "Phis approval does not guarantee the availability of sufficient water to serve the prof ect_ <br />The City shall withhold building perniits for the project if at the time building permits are <br />applied for, iriandatory water rationing is in effect, unless the City has adopted a water <br />offset program and unless the project developer is participating in the program. <br />Notwithstanding the project developer's participation in such as program, the City niay <br />withhold building permits if the City determines that sufficient water is not available at <br />the time of application of building permits. <br />9. The project developer shall provide final building colors to the Planning Director for <br />review and approval prior to issuance of a building permit. The approved building <br />materials and colors shall be stated on the plans submitted for issuance of building <br />permits. <br />10. Final inspection by the Pla.r~.cting Department of the structure is required prior to <br />occupancy of the buildings. <br />11. Prior to the issuance of a building permit, the project developer shall revise the building <br />elevations to ensure that the proposed building height does not exceed the maximum <br />allowable height of 25 feet for the wine barn garage/shop building and 30 feet for the <br />other buildings measuring from the highest to the lowest part of the structure. This <br />revision shall be reflected on the construction drawings submitted for issuance of a <br />building permit. <br />12. The project developer shall install the required landscaping prior to the final inspection of <br />the building(s~_ <br />13_ Prior to the issuance of a building permit, the project developer shall provide details of <br />the rciainir~g wall to the Plarinirig Director for review a»d approval. "I~he desi gri details <br />shall be included in the consiruction drawings submitted for plan check. <br />14. Prior to the issuance of a building permit, the project developer shall provide details of <br />fencing design at the horse corrals to the Planning Director for review and approval. The <br />details of the fencing design shall be included in the construction drawings submitted for <br />plan check. <br />15. The prof act developer shall revise the elevations of the wine barn garage-workshop <br />building to reflect that the ceiling at the wine barn is less than 10 feet in height and That <br />the roofline of the wine barn is at a minimum two feet lower than the rest of the building. <br />2 <br />
