EXHIBIT B <br />CONDITIONS OF APPROVAL <br />PDR-336, Frank and Barbara Berlogar <br />2200 Vineyard Avenue <br />April 7, 2005 <br />Planning <br />1 . The proposed residences and related improvements shall conform substai~tially to the site <br />plan, landscape plan, floor plans and architectural elevations, dated "Received March 24, <br />2005", the series o£ soils investigation report prepared by Berlogar Geotechnical <br />Consultant and peer reviewed by Kleinfelder, inc., and the Open Space Management Plan <br />prepared by Wildland Resource Exhibit A, on file with the Planning Department, except <br />as modified by these conditions_ Minor changes to the plans may be allowed subject to <br />the approval o£ the Planning Director i£ found to be in substantial conformance with the <br />approved exhibits. <br />2. All conditions of PUD-OS and PMS-09 (PM No_ 8070 shall remain in full force and <br />effect, unless superseded by the conditions of this application. <br />3 _ This design review approval will lapse one year from the effective date of approval, <br />unless a building permit o£ any one of the building is issued and construction has <br />commenced and is diligently pursued toward completion, or unless an extension has been <br />approved by the C=ity_ The design review approval for all buildings shall be vested upon <br />receipt of the first building permit for any of the building on the subject site_ Building <br />permit can be issued independently for each building_ <br />4. All conditions of a royal for this case shall be written b the ro'ect develo er on <br />all building permit clan check sets submitted for review and annroval_ These <br />conditions of approval shall be on, at all times, all grading and construction plans kept on <br />the project site. It is the responsibility of the building developer to ensure that the project <br />contractor is aware o£, and abides by, all conditions of approval. It is the responsibility of <br />the building developer to ensure that the project landscape contractor is aware o£. and <br />adheres to, the approved landscape and irrigation plans_ Yrior approval from the Plamzing <br />Department must be received before any changes are constituied in siie design, grading, <br />building design, building colors or materials, landscape material, etc. <br />5. The project developer shall pay school fee, traffic fees, and any other fees to which the <br />development may be subject to prior to issuance of building permits_ The type and <br />amount of the fees shall be those in effect at the time the building permit is issued_ <br />6_ The caretaker unit shall be connected to the City water and sewer services and pay for the <br />required connection fees.
