EXHIBIT B <br />G'ONDITIONS OF APPROVAL <br />PUD-98-76-3 M, David Bogstad /Loving 8c Campos <br />and Jeff Woods/Black Mountain Development <br />Mariposa Ranch Development <br />March 9, 2005 <br />1 . The final design guidelines for the homes to be located on the lots of Mariposa Ranch <br />shall substantially conform to the design guidelines, Exhibit "A", Volume One, <br />"Mariposa Ranch at C;allippc Preserve", and Volume Two, "Mariposa Ranch at Callippe <br />Preserve", dated "Received February 25, 2005" on file with the Planning Department, <br />except as modified by the Following conditions_ <br />2_ All conditions of Cases PUD-98-16, PUD-98-16-1M, and YUD-98-16-2M shall remain in <br />full force and effect except as otherwise modified by this approval. <br />3. This approval including design guidelines and review procedures shall remain effective <br />for the life of the development called Mariposa Ranch or by any future name unless <br />mothf ed by a subsequent City action_ <br />4_ The project developer shall provide all buyers of the lots in Mariposa Ranch with copies <br />of the approved design guidelines and the project conditions of approval. <br />5. The following statements shall be added to the proposed design guidelines: <br />a_ The sides of the structures facing the golf course fairways shall be designed to <br />address safety issues that might arise from the proximity of the golf course, e_g_, <br />using tempered glass in the windows that may be hit by golf balls. <br />b. Roof-mounted photovoltaic systems shall be physically and visually integrated <br />with the structure's roof materials and design, e. g., surface mounted, low profile, <br />etc_ <br />c_ Tree planting for the golf course homes shall be one tree per 750 square fc et of lot <br />arca_ "free planting shall focus on using valley oak and live oak species. <br />d. Safety nets to protect the houses from the proximity of the golf course shall not be <br />allowed on any portion of the Mariposa Ranch lots. <br />e. Landscape and building up lighting, wash lighting, and similar lighting, excluding <br />low-level lighting for pathways, is prohibited_ Future building developers shall <br />work with the Mariposa Ranch Design Review Board and the Planning <br />Department to implement the applicable US Green Building standards on exterior <br />building and site lighting, with the objective of reducing light glare. <br />
