f_ The public trail circling the golf course may include bikes pending City approval. <br />g. Westbridge Lane is designated as a temporary access road to the golf course lots. <br />h. Future building applicants and homeowners are encouraged to use best <br />management practices for the use of pesticides and herbicides, similar to the <br />integrated pest management program used on the golf course. <br />i. Future building applicants shall are encouraged to store and use recycled gray <br />water, rain water, etc_, for landscape irrigation. Neighboring owners shall be <br />noticed of such a proposal. <br />j. Future building applicants are encouraged to use permeable paving for on-site <br />driveways, sidewalks, patios, etc_ <br />"1'he design guidelines covered by this approval shall incorporate these changes with text <br />and diagrams, as determined to be necessary, to the satisfaction of the Planning Director <br />before the draft ordinance covering this approval becomes effective. <br />6_ Noticing for the future design applications shall include the entire Happy Valley Specit3c <br />Plan area. <br />7. Review and approval of the Mariposa Ranch. homes shall conform to the design review <br />procedures set forth by Section 18.20, Design Review, of the Pleasanton Municipal. Code <br />with the following exceptions= <br />Notice of the proposed house design applications will be sent to the Planning <br />Commission with the noticing sent to surrounding neighbors. <br />b_ With the notification of the Zoning Administrator's action sent to the Planning <br />Commission, staff will provide to the Planning Commission copies of the Zoning <br />Administrator's approval letter, conditions of approval, computer generated photo <br />montages of the streetscape that the house is located on including visuals of the <br />approved houses, and reduced copies of the plan set of the proposed house <br />including colored building perspectives and building elevations, photos of the <br />study model, and the floor plans, landscape plans, grading plans, and any other <br />design details considered by the Zoning Administrator to be pertinent to the <br />proposed design. <br />The appeal period of the Zoning Administrator's action shall be 20 calendar days <br />from the date of approval If the 20`x' day falls upon a weekend or holiday where <br />the Pleasanton City Hall is closed, the appeal period shall extend to the first <br />business day. <br />
