A Final Map shall be recorded for the project prior to the issuance of any building <br />and grading permits. A demolition permit shall be obtained and the site cleared of <br />all structures prior to Final Map recordation. <br /> <br />12. Fencing and retaining walls shall be as shown on Exhibit A or as approved by the <br />Planning Director. <br /> <br />13. Any proposed fencing near the Arroyo Del Valle shall be subject to the review and <br />approval of the Planning Director prior to installation. <br /> <br />14. The building walls or the window frames shall be designed such that the windows <br />are recessed a minimum of two inches into the building wall. All window glass <br />shall be clear with no tint. The windows shall have decorative mullions/grilles, <br />approximately one inch wide, unless otherwise approved by the Planning Director. <br />All windows shall have a sill. With the plans submitted for the issuance of a <br />building permit, the applicant shall provide a detailed window section which shall <br />be subject to the review and approval of the Planning Director. <br /> <br />3 <br />
