<br />15. On Lot 7, no second story windows shall face the property at 1725 Rose Avenue, <br />unless they are clerestory windows. The applicant shall revise the plans to address <br />this condition of approval prior to the issuance of a building permit. <br /> <br />16. All exterior lighting shall be designed or shielded so as to not shine on <br />neighboring properties. The applicant shall submit a final lighting plan and <br />include drawings and/or manufacturer's specification sheets showing the size and <br />types of light fixtures proposed for the exterior of the buildings and parking areas. <br />The light fixtures and their locations shall be subject to the review and approval of <br />the Planning Director <br /> <br />Homeowners Association <br /> <br />17. The project shall have a homeowners association created for the project. <br /> <br />Landscaping <br /> <br />18. The width of the bioswales and the bioswale planting materials shall be subject to <br />the review and approval of the Public Works and Planning Departments prior to <br />the issuance of a building permit. <br /> <br />19. The applicant shall provide root-control barriers and four-inch (4") perforated <br />pipes for street trees and trees in planting areas less than ten feet (10'0") in width. <br /> <br />20. All trees used in landscaping shall be a minimum of fifteen (15) gallons in size, <br />and all shrubs shall be a minimum of five (5) gallons unless otherwise specified on <br />the approved landscape plans. <br /> <br />21. The applicant's final landscape and irrigation plan shall be submitted to and <br />approved by the Planning Director as part of the building permit plan set prior to <br />the issuance of an on-site permit. Said landscaping plan shall be consistent with <br />the approved landscape plan, as shown in Exhibit A, plus any conditions of <br />approval, and shall be detailed in terms of species, location, size quantities, and <br />spacing. <br /> <br />22. All landscaping between a sidewalk and a street shall be maintained by the <br />homeowners association for the project or by the nearest homeowner. Whether <br />the landscaping shall be maintained by the homeowners association or the nearest <br />homeowner shall be determined by the homeowners association and shall be <br />defined within the CC&Rs as approved by the City Attorney and prior to <br />recordation of the Final Map. <br /> <br />4 <br />
