<br />Pleasanton City Council and Planning Commission <br />Page 2 - February 21, 2006 <br /> <br />Over the last two years we have received and thoroughly reviewed about 2 dozen proposals <br />for the site which have been submitted by various businesses, churches and other <br />organizations. Each ofthese proposals was reviewed carefully with the goal of achieving the <br />highest and best use for the site, consistent with surrounding land use and zoning <br />designations, and with sensitivity toward neighborhood values and surrounding property <br />values. <br /> <br />We recently completed our review of the available options and their feasibility and have <br />enlisted the help of Loving & Campos Architects to design our new church, and Ponderosa <br />Homes of Pleasant on to assist with future development ofthe remaining six acres. The sale <br />of these six acres will provide the financial resources needed to complete our proposed <br />building program. <br /> <br />The church chose Ponderosa Homes because of its solid track record of building quality <br />residential neighborhoods throughout Pleasanton, and its proven ability to work effectively <br />with neighbors and the city to achieve mutually complementary goals. Ponderosa is <br />committed to building a new high quality addition to our neighborhood, which together with <br />the new church facility will enhance the value and character of our site within the <br />neighborhood. <br /> <br />We believe that our site plan, when finalized, will be an effective and efficient use of <br />currently underutilized land, and will definitely be a positive addition to Valley Trails. <br />Although we have a tentative conceptual plan for the site, we would first like to share it with <br />our neighbors in Valley Trails, and work together with all interested parties to finalize it. We <br />realize through past experience that a decision on this site is going to affect the entire <br />neighborhood, and it is our plan to work with our neighbors throughout the process. <br /> <br />Our current church building, coupled with the burden of maintaining a nine-acre site with <br />limited financial resources, has made the prospect of continuing in our current situation <br />difficult at best.
