<br />ATTACHMENT 6: Summary of West Foothill Road Dyerlay District <br /> <br />Regulations for lots adioining Foothill Road <br /> <br />The following regulations apply to lots adjoining Foothill Road or any frontage road <br />adjacent to Foothill Road, when feasible. These requirements apply to the first tier oflots <br />along Foothill Road, but do not apply to lots located westerly ofthe first tier oflots: <br /> <br />A. Lot Size - the minimum lot size is thirty thousand square feet in area. <br />B. Setback from Foothill Road - no structure may be located closer than one hundred <br />fifty feet to the westerly edge of Foothill Road. <br />C. Side Yard Setbacks - side yard setbacks vary from 25 to 75 feet based upon <br />specified conditions. <br />D. Structure Height - the maximum height for any structure is 30 feet. <br /> <br />Subdivision Design <br /> <br />The following subdivision design standards are also applied, when feasible, in any <br />development within the District. <br /> <br />A. Open Space Between Lot Clusters - lots created along Foothill Road, or any <br />frontage road parallel to Foothill Road, must be clustered such that a minimum of <br />two hundred feet of open space separates clusters of lots. No more than three lots <br />may exist in a cluster. <br />B. Prohibition on Foreridge Development - building sites within lots are not allowed <br />if they are located on or near ridges which do not have a background of <br />Pleasanton or Main Ridges when viewed from Foothill Road. Landscaping in the <br />form of mature trees may be an allowable background for such ridgeline sites if <br />the City finds that the landscaping will preclude the structure from dominating the <br />skyline as viewed from Foothill Road. <br />C. Access/Frontage Improvements - use of combined, common-access driveways or <br />frontage roads serving more than one lot are encouraged. <br />D. Landscaping - mature, native trees are to be retained to the maximum extent <br />feasible. New development landscaping must be predominantly native plant <br />species in areas visible from Foothill Road, with lawn or turf areas in landscape <br />schemes adjacent to Foothill Road either eliminated or hidden by native <br />landscaping. <br /> <br />Design Guidelines <br /> <br />In addition to the above regulations, the City implements a series of Corridor Overlay <br />design guidelines relating primarily to building design, fencing, and lighting. <br />
