18. The developer shall show on the final site plan the location for the project's trash enclo- sure o 19. Building and site signs for this project shall be reviewed under a master sign program. The sign program shall be modeled after the approved sign program for the existing Sig- nature Center office buildings. 20. The developer shall work with representatives of the Civic Arts Commission in identify- ing locations on the pwject site for the permanent display of public art. Building and Site Design Requirements: 21. The applicant shall effectively screen from view all ducts, meters, air conditioning equip- ment, and any other mechanical equipment, whether on the structure, on the ground, or on the roof, with materials architecturally compatible with the main structure. Screening de- tails shall be shown on the plans submitted for issuance of building permits, the adequacy of which shall be determined by the Planning Director. All required screening shall be installed on the site and/or structure before occupancy. 22. All trash and refuse shall be contained completely within an enclosure that is architectur- ally compatible with the main structure. Trash containers shall be stored within the en- closure at all times, except when being unloaded. The design of the trash enclosure shall be submitted to the Planning Director for review and approval before issuance of a build- ing permit. 23. All parking spaces shall be striped as shown on the site plan. Wheel stops shall be pro- vided unless the spaces are ffonted by concrete curbs, in which case sufficient areas shall be provided beyond the ends of all parking spaces to accommodate the overhang of auto- mobiles. 24. The location of any pad mounted transformer(s) is subject to approval by the Planning Director before issuance of building and/or on-site permits. The transformer(s) shall be screened by landscaping or located within an enclosure matching the building and having corrugated metal gates. All transformer(s) shall be shown on the plans submitted for is- suance of building permits. 25. All backflow prevention devices installed with this development shall be painted forest green (Pantone Color System Number 2030) and shall be screened from view from public streets. Screening shall consist of betins, walls, or landscaping satisfactorily integrated into the landscape plan. Landscape screens shall include shrubbery designed by species and planting density to establish a complete screen within one year from the date of plant- ing.
