Proposed screening shall be reviewed for conformity to these requirements and ap- <br />proved by the Planning Director prior to issuance of a building permit. <br /> <br />The developer shall post address numerals on the building so as to be plainly visible fxom <br />all adjoining streets or driveways during both daylight and night time hours. <br /> <br />Only modular newspaper dispensers accommodating more than one newspaper shall be <br />allowed outside of the building within the development. The design of these dispensers <br />shall be approved by the Planning Director. <br /> <br />Landscape Design and Irrigation System Operation Requirements: <br /> <br />The developer shall enter into an agreement with the City, approved by the City Attorney, <br />which guarantees that all landscaping and open space areas included in this project will <br />be maintained at all times in a manner consistent with the approved landscape plan for <br />this development. Said agreement shall run with the land for the duration of the existence <br />of the structure located on the subject property. <br /> <br />A final landscape plan and irrigation plan shall be submitted to and approved by Planning <br />Director as part of the building penit plan set prior to issuance of an on-site permit. <br />Said landscape plan shall be consistera with the approved landscape plan plus any condi- <br />tions of approval, and shall be detailed in terms of species, location, size, quantities, and <br />spacing. <br /> <br />Six inch (6") vertical concrete curbs shall be installed between all paved and landscaped <br />areas. <br /> <br />All trees used in this project's landscaping shall be a minimum of fifteen (15) gallons in <br />size and all shrubs shall be a minimum of five (5) gallons, unless otherwise shown on the <br />approved landscape plan or referenced by a condition of approval. <br /> <br />The developer shall provide root control barriers and four inch (4") perforated pipes for <br />parking lot trees, street trees, and trees in planting areas less than ten feet (10' 0") in <br />width, as determined necessary by the Planning Director at the time of review of the final <br />landscape plans. <br /> <br />Prior to occupancy, the landscape architect shall certify in writing to the Planning Direc- <br />tor that the landscaping has been installed in accordance with the approved landscape and <br />irrigation plans with respect to size, number, and species of plants and overall design con- <br />cept. <br /> <br />SR:97:04 <br />Exhibit "Cn (PUD-80-16-14D) <br /> <br />January 21, 1997 <br /> Page 5 <br /> <br /> <br />
