1 1 trees were included on the site, and that the landscaping exceeded the typical level for
siaYailar designs.
Mr. Iserson noted that more details had previously been included in the design, and that it
did not appear to be an honest representation of a building that belonged in a business
park. Staff did not believe the n-iore ernbe]lished design was appropriate to then arc a. He
added that the cleaner design blended into the area_ Staff attempted to minimize the
objectionable features, such as the roll-up garage doors and the blank walls, by recessing
the doors, lowering the height, adding trellises with vines, introducing a tower element_
He agreed that the tower element could be improved upon by making it taller and more
slender_ He noted that the fire station was a totally different building which included
administrative offices, and cost a great deal more per square ioot_
Coartmissioner Maas believed the design was stark, and could show more personality and
warmth on the side that faced Stanley Boulevard.
In response to an inquiry by Chairperson Arkin, Mr_ Bachofner confirmed that less
linearity to the parapet wall was requested.
In response to an inquiry by Commissioner Maas, Mr. Bachofner replied that the wider
roll-up door facing Stanley was necessary to manage work flow for the auto body shop.
He noted that form must follow the function with respect to the bay doors as well. He noted that the doors were recessed to provide a
visual element through the use of shadows.
In response to an inquiry by Commissioner Maas, Wayne Abbott noted that they
performed light body repair, including sanding, in the bays. He noted that they dropped
three roller doors from their request, and added that the have the minimum number of
doors in the design.
In response to an inquiry by Commissioner Sullivan, Mr_ Bachofner noted that they made
a design choice to park the cars between the building and the landscaping area to follow a
LEEDT^'a recommendation to minimize the amount of heat gain in parking areas_ By
placing the parking area in that location, the trees cast shadows on the parking area in the
early part of the day, and the building casts a shadow in. the afternoon. In addition,
parking in the rear of a building tends to accumulate junK; this design makes a visual
statement that they intended to turn the cars around as soon as possible.
Commissioner Maas requested that the applicant provide a view of the site from Startley
Boulevard. Mr. Bachofner noted that he could also provide a view from
Washingtoai/Wyoniing_ He noted that depending on the foliage in the frees, the site was
not easy to see from Stanley Boulevard.
Commissioner Kanieny noted that this was one of the entries to the City, and would like
to see the tower blended more into the building. He suggested a small amount of
PLANNING COMMISSION MINUTES May 28, 2003 Page 23
