Commissioner Sullivan expressed concern about the connection of El Charro to Stanley <br />with respect to trucks and. acut-through route to First Street and SunoL He believed that <br />the transportation and traffic impacts from this development to the rest of the City should <br />be closely studied. He noted that there should be consideration o£ the existing industrial <br />bases and its plans- He noted that the proximity to the airport, and its expansion plans, <br />should be considered. <br />Commissioner Sedlak would like the focus groups to determine how many square feet is <br />able to be realistically available for development- He believed that a priority of uses should <br />be developed, with the square footage to the size of element to determine what may be <br />placed there. He noted that the access issue must be addressed, with respect to the <br />Circulation Element. <br />Chairperson Arkin agreed with the previous comments, with the exception of the <br />Stoneridge issue. He opposed the possibility of Stoneridge going through, and would like <br />Stoneridge to dead-end inside the Staples Ranch area to provide access- He supported for- <br />purchase, market rate senior housing in the area, which was scarce in the Tri-Valley. <br />Regarding Bay Area Storage, Chairperson Arkin preferred Plan A_ He believed that the <br />townhomes looked nicer than seeing high-density homes next to each other. He believed <br />there was too much activity in the area to support the residential project in that area at this <br />stage- He believed that a Master Plan would be needed for the area. He commended the <br />applicant's effort and designs, and recalled that the applicant had presented excellent work <br />in the past He did not believe that the residents' front doors should face Valley for <br />aesthetic and safety reasons. <br />Commissioner Roberts preferred Plan A as well, and believed that this item should be <br />taken off the table for six months. She noted that the townhomes near Valley would have <br />the trail between them and the road; she believed that they would be a welcome product in <br />the community. <br />Commissioner Maas supported waiting until direction could be received from City Council <br />regarding how to proceed with the development of the East Side_ She did not favor one <br />design over the other, and would like to take more time to consider the whole area, and not <br />just the stand alone piece. <br />Commissioner Sullivan believed that this project was premature, and that a comprehensive <br />plan for the. East Side should be developed -First. He noted that he did not support the <br />storage project because he was concerned about impinging on the transportation corridor <br />and the trail. He believed that the project should wait until the study was completed. He <br />supported adding the PV panels to the affordable housing, and hoped the see the project <br />again once the study is completed- <br />Commissioner Sedlak expressed disappointment with the alignment with Iron Horse trail, <br />which did not do justice to the community.
