Commissioner Maas advised that she considered the open space in the parks and fields to
be a priority for discussion. She believed that passive uses were necessary, but that sports
fields were still a priority for the families in Pleasanton. She added that the fields in use
needed to be rested periodically, and that other fields should be available during that time.
She noted that housing was a major priority as we1L
Commissioner Roberts believed that there were too many community parks on that side of
town, and believed that areduced-size community may be necessary to serve the
residences nearby- She noted that the Hanson and Staples properties should be studied with
that use in mind.
Commissioner Maas noted that there was currently one aquatic center available in town.
She believed that an aquatic use would be a welcome addition.
Commissioner Roberts did not believe that a lighted use would be needed-
Commissioner Maas cautioned that it would be difficult to replace if it were taken off the
table in the beginning of the discussion process.
Commissioner Roberts suggested awater/wildlife use at Cope Lake, which is not a high
intensity use. She believed that El Chan-o should go through to get some of the traffic off
Santa Rita and Valley Avenue, and that Busch should go over to EI Charro. In order to
develop the Staples Ranch area, Stoneridge Drive will need to be extended to, though
perhaps not through, that area. She believed that mobility options were very important for
this part of town. She believed that some housing should be included in the area. She
expressed concern about the Hanson property north of Busch Road, which appeared to be a
good location for housing, but the school wanted 20 acres of that property. It would also be
a potential park site, and a portion o£that land is located across from the dump. She
suggested that might be a suitable area for high density housing.
Commissioner Sullivan acknowledged that all of the ideas would not fit onto the land
available, but that they were worth considering. He believed that high density affordable
housing would. be a suitable use, as well as a senior village- He suggested placing an ACE
train station in the area, with smart growth and mixed uses integrated into the station. He
lilted the idea of a natural park in conjunction with the lakes, but that no motorized boats
should be allowed on the lakes- He suggested moving the transfer station east to iriove it
away from potential residential are as_ He noted that the transportation corridor should be
examined, and that a light rail use may be possible in the future.
Commissioner Sullivan noted that the school site should be examined, and added that he
did not know where the funding would come from. He believed that the Commission
should be creative in its ideas, which would benefit the community. He noted that the
niaj or issues included the connection of Stoneridge to El Charro, which he opposed. He
believed that would open a major cut-through route between 580 and 680, especially if
West Las Positas went in_ He believed. that creative ideas were necessary to allow access to
the Staples Ranch area without creating acut-through.
PLANNING COMMISSION MINUTES February 12, 2003 Page 18
