<br />14. The final landscape plan shall include "the folloVit1ing revisions: Evergreen pear "trees shall <br />be planted to infill "t.he exis"t.ing stree"t. "t.rees along the projec"t. frontages <'V"est Las Positas <br />Boulevard" Dorman Road" and Hopyard Road) "to achieve an overall spacing of <br />approximately 30 ft. on center in these areas. The magnolia trees shoV"il"n on the landscape <br />plan to be planted in the parking lot islands shall be revised to a species that is <br />faster-groV"il"ing '" such as a Chinese evergreen elm", etc. The parking aisle configurations <br />and parking lot tree plan"t.ers shall be revised to accommodate a Ininimum of tV"il"O of these <br />faster-groV"il"ing canopy trees (shoV"il"n on the plan as magnolia trees) in each aisle in order to <br />achieve a spacing of approximately 27 ft. on center_ The euryops shrub species shall be <br />replaced vvith a hardier species of shrub_ The annual beds shall be replaced vvith perennial <br />plants", such as lavender", etc. These revisions shall be shoV"il"n on the final landscape plan <br />submitted for the revieV"il" and approval of the Planning Director prior to the issuance of a <br />building permit. <br /> <br />15. The applicant: shall provide root control barriers and four inch perforated deep root: <br />irrigation pipes for parking lot trees", street trees" and t:rees in planting areas less than ten <br />feet in -vv-idth", as determined necessary by the Planning Director at the time of revie"V'V" of <br />the final landscape plans_ <br /> <br />17_ Prior "to occupancy" the landscape architect shall certiry- in VV'Titing to the Planning Direc"tor <br />that the landscaping has been installed in accordance V"iI"ith the approved landscape and <br />irrigation plans vvith respect to size" number", and species of plants and overall design <br />concept_ <br /> <br />18_ The applicant shall enter into an agreement V'V"ith the City", approved by the City ~"t"tomey", <br />V"iI"hich guarantees "that all landscaping and open space areas included in this projec"t V"iI"ill be <br />maintained at: all t:imes in a manner consistent vvit:h t:he approved landscape plan for this <br />developmen"t_ Said agreement: shall run V"iI"it:h t:he land for the duration of "the existence of <br />the structures locat:ed on the subject: property. <br /> <br />19_ The applicant: shall submit: a final grading and drainage plan prepared by a licensed civil <br />engineer for "the revie'VV" and approval of the Cit:y Engineer and/or the Director of Building <br />Inspect:ion prior to the issuance of a building permit. <br /> <br />20. The applicant shall submit: a re:f'iJndable cash bond for ha.:zard and erosion control prior to <br />issuance of an Engineering or Building Department permit.
