<br /> . <br /> A packet including a cover memo, exhibits, building perspectives, approval letter and condi- <br /> tions, emails from Kevin Clouse and Vanessa Kawaihau and from Alex and LaVerne Sportono, <br /> etc., was sent to the Planning Commission in time for its public meeting on September 28,2005. <br /> The Planning Commission did not appeal the Zoning Administrator's action. <br /> Review Procedures <br /> Following the review procedures set forth in the Mariposa Ranch design guidelines, the proposal <br /> was first reviewed by David Bogstad ofthe architectural firm of Loving and Campos. After be- <br /> ing approved by Mr. Bogstad, Mr. Bogstad then contacted staff stating that the proposal was <br /> ready for City review. It was then submitted to the Planning Department where notices were <br /> sent to all property owners living within 1,000 feet of the site and within the entire Happy Val- <br /> ley Specific Plan Area, and by email to the Planning Commissioners. <br /> After the public notices were sent, staff received emails from Kevin Close, Vanessa Kawaihau, <br /> and from Al and La Verne Sportono regarding the size of the proposed home. There was no re- <br /> quest for a public hearing at that time. The proposal's design was reduced by 610 square feet- <br /> primarily changing the six-car garage ofthe initial proposal to two, two-car garages - so that the <br /> proposal would conform to the rnaximum floor area ratio designated for this lot by the design <br /> standards. In staffs opinion, this change had minimal effect upon the rear building elevation- <br /> changing the garage sidewall to an open, half-height wall, deleting one window, and recessing <br /> the left-side garage into the structure - and had no effect upon the building's elevations facing <br /> Clubhouse Drive. <br /> Staff recommends the Planning Commission deny the appeal thereby upholding the Zoning <br /> Administrator's approval. <br /> PROJECT DESCRIPTION <br /> Proposal <br /> The proposed project features the following: <br /> 1. Approximately 6,901 square feet of building floor area plus 876 square feet of garage <br /> area totaling 7,777 square feet will be constructed. <br /> 2. Four garage parking spaces would be provided in two, two-car attached garages. Guest <br /> parking would be provided in the driveway serving the garages and in the "Hollywood <br /> driveway", estimated by staff to be a total of seven parking spaces. <br /> 3. Proposed maximum building height of 30 feet measured from the lowest to highest points <br /> of the proposed structure.
