<br /> Proposed building materials will include cultured stone veneer, stucco walls painted a dark <br /> green color, and composition "Autumn Blend" shingles designed at a 4/12-roof pitch to mini- <br /> mize the overall building height. Garage doors, entry doors, windows, and wood trim will be <br /> stained dark brown. <br /> Site Description and Surrounding Uses <br /> The subject property is a 28,314 square foot (0.65-acres) parcel. It is a vacant site, gently slop- <br /> ing downward towards Clubhouse Drive, and directly faces Lot 10 on the opposite side of Club- <br /> house Drive and obliquely faces the No.3 fairway of the golf course. Surrounding uses include <br /> the Callippe Preserve Golf Course, vacant lan'd zoned for single-family homes on various-sized <br /> lots, and permanent open space. <br /> ANALYSIS <br /> Building Design <br /> The proposed building design follows Arts and Crafts design principles. The overall design and <br /> detailing is an excellent implementation of the design goals of the Mariposa Ranch design <br /> guidelines. Building heights and facades are significantly articulated varying the building mass- <br /> ing and volume. Wall facades are richly detailed and textured with stone, wood columns and <br /> railings, and wood door and window trim. Trim elernents include three-foot roof overhangs, <br /> stone-based columns and wainscots, decorative metal chimney caps, and divided light windows. <br /> In staffs opinion, the applicant has achieved a "four-sided" architectural design concept for the <br /> proposed structure. For example, gabled roof elements, trim detailing, and window/door detail- <br /> ing are continued from the front elevation to the side and rear building elevations. The proposed <br /> color scheme follows Arts and Crafts design principles: olive-green stucco wall colors with <br /> dark-colored trirn. Staff notes that the wall colors on the building elevations and perspectives <br /> appear as mint-green due to the reproductions. The stucco color shown on the copies of the ma- <br /> terial/color board are correct. <br /> As conditioned: <br /> 1. The house shall be designed and constructed to provide roof-mounted photovoltaic sys- <br /> tems for future installation. <br /> 2. The electrical plan for this home shall provide telecommunications infrastructure consis- <br /> tent with state-of-the-art methods. <br /> 3. Only natural gas burning fireplaces or USEP A-approved wood/pellet burning stoves shall <br /> be installed in the house covered by this approval. <br /> 4.
