Copies of <br /> these exhibits will be provided to the Planning Commission on Monday, <br /> October 17th. <br /> BACKGROUND <br /> Background <br /> This is the second house of the 34 custom homes planned for the Mariposa Ranch development <br /> at the Callippe Preserve Golf Course. It is the first house processed under the new design re- <br /> view procedures established by the City Council for this development with PUD-98-16-3M. <br /> The Zoning Administrator approved Case PDR-48 on September 7, 2005. As stipulated by <br /> PUD-98-16-3M, there was a 20-day appeal period of the Zoning Administrator's action. <br /> The project has been appealed to the Planning Commission with concerns related to the follow- <br /> mg: <br /> . The proposed size of the residence is too large and not in keeping with the intent of the <br /> Happy Valley Specific Plan (HVSP); <br /> . The floor area ratio (FAR) outlined in the HVSP has been exceeded; and, <br /> . The development of the site will negatively impact the groundwater reserves by infiltra- <br /> tion of pollutants derived from the new landscape and vehicles on the site. <br /> Staff notes that the public hearing notice for this appeal incorrectly stated the size of the house at <br /> 6,764 square feet of living area and 1,623 square feet of garage area. As approved by the Zon- <br /> ing Administrator, the proposal now subject to the Planning Commission's review includes <br /> 6,901 square feet of living area and 876 square feet of garage area. Corrected public hearing no- <br /> tices have been sent. <br /> Action of the Zoning Administrator <br /> On September 7, 2005, the Zoning Administrator approved PDR-482. Attached are copies of <br /> the approval letter and the conditions of approval.
