<br />IV. PROPOSAL <br />The proposed project features the following: <br /> . An approximately 6,785 square foot, two-story custom home with 992 square feet of <br /> garage area totaling 7,777 square feet. <br /> . Four garage parking spaces would be provided in two, two-car attached garages. <br /> Guest parking would be provided in the driveway serving the garages and in the "Hol- <br /> lywood driveway", estimated by staff to be a total of eight parking spaces. <br /> . Proposed maximum building height of 30 feet measured from the lowest to highest <br /> points of the proposed structure. <br /> . Proposed building materials will include cultured stone veneer, stucco walls painted a <br /> dark green color, and composition "Autumn Blend" shingles designed at a 4/12-roof <br /> pitch to minimize the overall building height. Garage doors, entry doors, windows, <br /> and wood trim will be stained dark brown. <br />The perspective rendering of the approved house on Lot 13 is attached for comparative purposes. <br />V. DISCUSSION <br />Building Design <br />The proposed building design follows Arts and Crafts design principles. Staff believes that the <br />overall design and detailing is an excellent implementation of the design goals of the Mariposa <br />Ranch design guidelines. Building heights and facades are significantly articulated varying the <br />building massing and volume. Wall facades are richly detailed and textured with stone, wood <br />columns and railings, and wood door and window trim. Trim elements include three-foot roof <br />overhangs, stone-based columns and wainscots, decorative metal chimney caps, and divided light <br />windows. In staffs opinion, the applicant has achieved a "four-sided" architectural design con- <br />cept for the proposed structure. The proposed color scheme consists of olive-green stucco wall <br />colors with light and dark-colored trim. Staff notes that the wall colors on the building elevations <br />and perspectives appear as mint-green due to the reproductions. The stucco color shown on the <br />copies of the material/color board are correct. <br />Further analysis the "Building Design" is described in the attached Planning Commission staff <br />report. <br />Development Standards <br />The single family homes of the Mariposa Ranch development are governed by development <br />standards approved with the PUD development plan and further developed and illustrated in the <br />SR 05:320 <br />Page 4 of 8 <br />
