<br /> 2.2 The Community Park should include a range of facilities to serve the greater Pleasanton <br /> community as well as neighborhood park facilities to serve the nearby Phase I residential <br /> areas. <br /> Open Space Objective <br /> TO PRESERVE AS OPEN SPACE THE KEY VISUAL RESOURCES AND NATURAL <br /> HABITAT AREAS OF THE SITE. <br /> Open Space Policy 1: Open Space Views. Preserve key views of and vistas across the site from <br /> adjacent thoroughfares and 1-680. <br /> Guideline: <br /> 1.1 Site community facilities along Bernal Avenue and 1-680 to achieve a pleasing open view <br /> into the site, to retain key vistas eastward across the site to the southeast hills and westward <br /> across the site to Pleasanton Ridge. <br /> - Bernal Avenue and 1-680 landscaping should be designed to preserve views by creating <br /> gaps that frame distant views. <br /> - Building height and location and tree height within 800-feet of Bernal Avenue, west the <br /> Phase I residential neighborhood, should be carefully established to minimize the visual <br /> screening of views toward the southeast hills and Pleasanton Ridge. <br /> - Landscaping on top of berms should be designed to retain views of Pleasant on Ridge <br /> from 1-680. <br /> Open Space Policy 2: Arroyo de la Laguna Setback. Provide sufficient setbacks along the <br /> Arroyo de la Laguna to maintain its riparian corridor open space and wildlife habitat values. <br /> Open Space Policy 3: Preservation of the Knoll. Utilize the Knoll located in the Eastern Area <br /> as integrated open space/park and minimize grading. <br /> Open Space Policy 4: Greenways and Buffers. Create landscaped greenways and buffer areas <br /> along major roadways and the Alameda County Transportation Corridor. <br /> Guidelines: <br /> 4.1 Landscaping, including street trees, should be provided along the south side of Bernal <br /> Avenue that, when mature, will resemble the planting on the north side and within the <br /> median of Bernal Avenue. <br /> 4.2 The eastern edge of the Planning Area adjacent to the Alameda County Transportation <br /> Corridor should be attractively landscaped to screen adjacent industrial uses. <br /> Administrative Draft, Bernal Property Phase II Specific Plan, October 25, 2005 Page 20 <br />
