General Planning Conditions <br /> <br />23. <br /> <br />The exterior house color of Home 1 shall be Glidden 'Mushroom cap' (20YY 55/151), <br />and the trim color shall be Glidden 'Prism White (30YY 71/073). The base stone shall <br />be Dressed Fieldstone 'Chardonnay' (CSVo2042) and the roof material shall be <br />Timberland Ultra 'Copper Canyon' (T-40). The lap siding shall be ABTCO cedar lap <br />textured hardboard siding (No. 14505). The exterior house color of Home 2 shall be <br />Glidden 'Cloud Cover' (50BG 45/010), and the trim color shall be Glidden 'Snow Flake <br />White (00NN 72/000). The base stone shall be Grey Cobblefield (CSV-2025) and the <br />roof material shall be Timberland Ultra 'Birchwood' (T-40). The lap siding shall be <br />ABTCO cedar lap textured hardboard siding (No. 14505). The windows shall have <br />glass with a low reflectivity. Ail exterior colors shall be clearly shown on the building <br />elevations submitted as part of the building permit plancheck submittal. <br /> <br />24. <br /> <br />The project developer is encouraged [o utilize "Green Building" practices in <br />constructing the new homes on this site. The project developer shall use their best <br />efforts to implemem the measures identified in the Alameda County Waste Management <br />Authority's Residential Green Building Guidelines in the design, construction, and <br />operation of the proposed homes. Before issuance of building permits, the project <br />developer shall submit to City staff the green building provisions that will be <br />incorporated into the proposed project's construction. The project developer shall then <br />meet with City staff to review these provisions. The project developer shall modify the <br />proposed measures if, following this review, there are other, more effective measures <br />which can feasibly be done for comparable cost as those initially proposed. <br /> <br />25. <br /> <br />The colors of the buildings shall be submitted to and approved by the Planning Director <br />prior to issuance of a building permit and shall be consistent with the approved colors <br />on file as part of Exhibit "A". Approved colors and materials Shall be stated on the <br />plans submitted for issuance of building permits. <br /> <br />26. <br /> <br />Prior to issuance of a building permit, the site plan and elevation drawings shall be <br />modified to show the size of the proposed deck on Lot 1 to be a maximum of 800 <br />square feet in size. <br /> <br />27. Prior to issuance of a building permit, the elevation drawings shall be modified to call <br /> out the height of the proposed homes. <br /> <br />28. <br /> <br />Prior to issuance of a building permit, a fence plan for the site shall be submitted for the <br />project. Open fencing shall be required on the side and rear property lines of each lot, <br />with the exception that there may be limited, solid board privacy fencing. A final <br />fencing plan shall be submitted to the Planning Director for review and approval. <br /> <br /> <br />
