until completion of construction; removal of such fencing prior to that time may result <br />in a "stop work" order issued by the City. <br /> <br />18. Once the retaining wall has been replaced on the north side of the development, a <br /> protective chain link fence shall be placed around Trees #295 and #296 at a minimum <br /> distance of 10 feet from the tree trunk. <br /> <br />19. The following tree preservation methods shall be followed during construction on the site. <br /> These methods shall be listed on the building permit plans and shall include, but not be <br /> limited to, the following: <br /> <br /> a. No grading and/or trenching or stockpiling of fill material may occur in the <br /> dripline of existing Valley Oak trees scheduled for preservation. <br /> <br /> b. No equipment shall be operated or stored within the dripline of any tree. <br /> <br /> c. No oil, gasoline, chemicals, or other harmful materials shall be deposited or <br /> disposed within the dripline of the trees or in drainage channels, swales, or areas <br /> that may lead to the dripline. <br /> <br /> Failure to comply with any of these requirements may result in enforcement action by <br /> the City. <br /> <br />20. The project developer shall avoid pruning the oak trees to be preserved immediately <br /> prior to, during, or immediately after construction. Only pruning which is unavoidable <br /> due to conflicts with the proposed development or necessary to improve structural <br /> defects shall be performed. Aesthetic pruning should not be performed for a minimum <br /> of 1-2 years following completion of construction. All such pruning shall be supervised <br /> by a certified arborist listed on the City of Pleasanton's "Approved Arborist" list. <br /> <br />21. All natural grassland areas shall be mowed annually (or more frequently if directed to <br /> do so by the Fire Marshall) by the homeowner for fire management purposes. Ground <br /> covers adjacent to these areas shall be irrigated in order to provide a "wet blanket" <br /> effect for fire management purposes. <br /> <br />22. All landscaping and irrigation shall be installed by the homeowner within nine months <br /> of occupancy. The applicant shall arrange a landscape/irrigation site inspection with the <br /> Planning Department staff within 30 days of completion of the landscape/irrigation <br /> installation. <br /> <br /> <br />
