c. Accessory structures shall be designed to minimize grading on the site. <br /> <br />d. Side setbacks on Lot 1 shall be 5 feet.from the western side property line and 10 <br /> feet from the eastern side property line. <br /> <br />e. Side setbacks on Lot 2 shall be 5 feet from the eastern side property line <br /> and 10 feet from the western side property line. <br /> <br />f. Accessory structures shall be designed to match the existing residence in <br /> color and materials. <br /> <br />All retaining walls shall be faced with natural materials such as stone or <br />wood. Retaining walls over five feet in height shall be reviewed and <br />approved by the Planning Director. <br /> <br />ho <br /> <br />Retaining wall construction and design shall follow the geologic <br />recommendations contained in the Geologic and Geotechnical <br />Engineering Study completed by Earth Systems Consultants in January <br />2000. <br /> <br />No structures shall be constructed within the dripline of any oak tree located on the <br />property. An exception may be made for unenclosed decks that have been designed to <br />preserve the health of the affected oak tree. Such decks may be constructed within the <br />tree dripline with prior approval by the Planning Director. <br /> <br />7. Any future additions to the main structure shall be processed as a modification to the <br /> PUD development plan. <br /> <br />8. Prior to issuance of a building permit, a parcel map shall be approved by the City and <br /> recorded. <br /> <br />9. This development shall be considered as a "first-come, first-served" project for growth <br /> management purposes. <br /> <br />10. Final inspection by the Planning Department of the structure, grading, retaining walls, <br /> and preservation of existing trees is required prior to occupancy of the house. <br /> <br />11. All conditions of approval shall be attached to all building permit plan check sets <br /> submitted for review and approval. These conditions of approval shall be attached at all <br /> times to any grading and construction plans kept on the project site. It is the <br /> responsibility of the applicant/property-owner to ensure that the project contractor is <br /> <br /> <br />
