EXHI'B?T "B" <br /> <br />CONDZTIONS OF APPROVAL <br />Case PUD-:[2 <br />457 Kottinger Drive <br /> August 2:[, 200:[ <br /> <br />The residential project covered by this PUD development plan approval shall be <br />constructed substantially as shown on the development plans, Exhibit "A", dated <br />"Received April 23, 2001 ", on file with the Planning Department, except as modified <br />by the following conditions of approval. Minor changes to the plans may be allowed <br />subject to review and approval of the Zoning Administrator, if found to be in substantial <br />conformance with the approved exhibits. <br /> <br />In the event that the project developer fails to record a final map within two years of <br />PUD approval, this development plan shall be of no further validity and the developer <br />shall be required to submit the same or a new development plan for City approval prior <br />to development of the site. <br /> <br />This PUD shall be subject to the uses of the R-1 (Single- Family Residential District). <br />Permitted and conditionally permitted uses shall be allowed as specified in Chapter <br />18.32 of the Pleasanton Municipal Code. <br /> <br />This PUD shall be subject to the site development standards of the R-I-20,000 zoning <br />district, except as modified by the development plan and these conditions. <br /> <br />The following development standards shall apply to all accessory structures in this <br />PUD: <br /> <br />a. The floor area of individual.accessory structures shall be limited to a maximum of <br /> 800 square feet. <br /> <br />b. No accessory structures shall be permitted above an elevation of 436 feet. All <br /> future design review applications for accessory structures shall be accompanied by <br /> a grading plan that clearly calls out the elevation of the proposed structure and <br /> nearby grading contours. <br /> <br /> <br />
