Development Standards <br /> <br />3. Development standards for the MDR and Vineyard Estate lots shall be as <br /> follows: <br /> <br />a. Specific regulations governing this PUD are as follows: <br /> <br />Standard MDR Vineyard Estate <br />Front yard 25 feet 25 feet <br />Side yard 10 feet 20 feet <br />Street side yard 20 feet 20 feet <br />Rear yard 25 feet 25 feet <br />Primary building height 30 feet, one-story 30 feet <br /> 35 feet, two-story <br /> <br />bo <br /> <br />do <br /> <br />Where the PUD development plan specifies a setback less than that <br />sho~m above, the development plan setback is allowed; however, <br />any future addition or accessory structure shall meet the above-listed <br />standard. <br />Unless otherwise specified in subsection (a) above, all site <br />development standards shall be those of the R-l-10,000 District. <br />Accessory structures for the Vineyard Estate lots are allowed to have <br />no setback from the building envelope line in side and rear yard <br />areas. Setbacks as established above shall be measured from the <br />property lines. <br />No accessory structure shall be allowed within 35 feet of the Old <br />Vineyard Avenue Wail right-of-way; however, for those lots where <br />the development plan allows a reduced setback, any new accessory <br />structure shall have a setback equal to that allowed for the principal <br />structure or detached garage. <br />Building height shall be measured from the lowest elevation of the <br />structure to the highest elevation of the structure. Exceptions for <br />chimneys and similar roof features shall be those of the R-l-10,000 <br />District. <br />Trellis-covered arbors and/or pomhes up to a height of fifteen feet <br />(15' 0") supporting photovoltaic panels shall be exempt from the <br />City's Administrative Design Review procedures.
