Maximum size of main structures and ghrages/second units shall be <br />those established in the "Architectural Design Guidelines for the <br />Vineyard Avenue Corridor." <br /> <br />Specific Development Plan Modifications <br /> <br />4. The development plan shall be modified as follows: <br /> <br />Lot Layout <br />The following modifications shall be shown on the tentative map for <br />City review and approval: <br />(1) Parcel "A" (Child Care lot) shall extend to the northerly <br /> boundary of the final location of the private access easement <br /> (Roberts') <br />(2) "A" Street shall bend southerly at new Vineyard Avenue so <br /> that an entry feature on the northerly (school) side can be <br /> located within street right-of-way created between the school <br /> property and "A" Street. <br />(3) The boundary between Parcel "B" and Parcel "C" shall be <br /> located along the northerly "top of bank" of the creek corridor <br /> or at such other boundary established by a permitting agency <br /> where no grading/agricultural use will be allowed. <br />(4) The "A" Street right-of-way shall be shifted so as to lie <br /> wholly within the project boundary, with the entire developed <br /> area shifted southerly so as to maintain the same relationship <br /> to "A" Street; the vineyard area of Parcel "B" shall be <br /> reduced by the amount of land involved in the shift of the <br /> street. <br />(5) The "private access easement" shown to provide access to the <br /> Roberts' parcel shall be granted in fee simple, rather than as <br /> an easement, to the Roberts. It shall be reduced to 20 feet in <br /> width and paved. It shall be shown as a separate, non- <br /> buildable access parcel on the final map. <br />(6) The development area of Avignon North shall be shifted 50 <br /> feet to the northeast so that the day care site, Parcel "A," shall <br /> have a minimura of 50 feet between the 60KV line running <br /> along Old Vineyard Avenue and the Parcel "A" property line. <br /> Minor adjustments to the developmem plan, such as rerouting <br /> the Roberts' driveway, may be allowed in making this <br /> modification.
