shall require Planning Commission approval of the proposed new <br />agricultural use. <br /> <br />Agricultural easements covering the non-building envelope areas of the <br />vineyard estate lots in favor of the City, as grantee, and the South <br />Livermore Valley Agricultural Land Trust, as third party beneficiary, shall <br />be recorded with the fn~st final map for this project. The easements shall be <br />substantially similar to the draft easement shown in attachment #9 of the <br />staffreport, incorporated herein by reference. Final approval of the <br />easement language shall be required by the City Attorney prior to <br />recordation of the final map. <br /> <br />The owner/operator of the vineyard of Parcel "B" shall notify the public <br />school of any pesticide/herbicide spraying twenty-four (24) hours before <br />the spraying begins. <br /> <br />10. <br /> <br />The owner/operator of the vineyard areas and their consultants shall work <br />with the Planning staff to determine the feasibility of incorporating the <br />University of California, Davis Campus, "Statewide Pest Management <br />Pro.-am Guidelines" into the maintenance and operation of the vineyard <br />areas. In this context, the vineyard owner/operator is encouraged to <br />examine the CCOF Handbook from an organic practices and list of <br />materials standpoint to minimize the use of chemicals in the vineyard area. <br />The developer shall prepare an analysis for review by the Planning <br />Commission with the tentative map of the combined pest management <br />program described above, with emphasis on what organic fanning measures <br />can be included, which chemicals would be allowed, and which chemicals <br />would be prohibited. <br /> <br />Pro',,~ct Phasing <br /> <br />11. <br /> <br />Any proposed phasing of this development shall be depicted on the <br />tentative map and shall include narrative explaining and proposed phasing. <br />Unless a phasing plan for improvements is approved by the Planning <br />Director, the applicant shall complete all of the on-site improvements at one <br />time. <br /> <br />12. <br /> <br />The preliminary design plans for the planned Old Vineyard Avenue public <br />trail shall be approved by the City Council before issuance of the lb-st <br />building permit for this project. <br /> <br />Conditions of Approval for PUD-6, Centex Homes' Avignon Project <br />City Council Meeting, June 5, 2001 Page 12 <br /> <br /> <br />
