13. <br /> <br />14. <br /> <br />15. <br /> <br />16. <br /> <br />No more than seventy-five percent (75%) of the MDR lots shall be issued <br />building permits until the vineyard plantings with permanent irrigation <br />facilities has been completed for ail three vineyards. <br /> <br />All off-site infrastructure improvements required by the Vineyard Avenue <br />Corridor Specific Plan for development of the project site shall be designed <br />and included in an approved improvement agreement prior to approvai of <br />the in-met final map. In addition, an improvement agreement for the <br />construction of the full loop road around the school site must also be in <br />place, whether as part of the project's improvement plans or in separate <br />agreements, prior to approval of the final map. <br /> <br />When the project developer is ready to sell the first phase of residentiai <br />units, the project developer shail undertake a marketing campaign targeted <br />at persons who work within the City of Pleasanton. This campaign may <br />include, but is not limited to: <br /> <br />working in conjunction with the Pleasanton Chamber of Commerce, <br />Downtown Association, and other business group(s) to disseminate <br />information regarding the availability of residentiai units; <br />contacting large employers (100+ employees) located within the <br />City and working with their Human Resources Depa~huent to <br />provide information about the availability of the residentiai units; <br />and <br />holding for persons who work in the City of Pleasanton pre-saie <br />open houses. <br /> <br />During the course of selling the residential units in each phase of the <br />subject project, the project developer may become aware that there a more <br />qualified, potentiai buyers than residentiai units available for sale. The <br />surplus of buyers may be manifested in that the number of persons who <br />have signed interest cards, placed deposits on future units, or have written <br />.names on waiting lists exceeds the number of units to be released for sale. <br />When such a "surplus of buyers" situation occurs, the developer shail grant <br />preferences, to the extent legaily permitted, to those qualified, potentiai <br />buyers who are employed within the City of Pleasanton.
