Permit following the applicable review/approval procedures specified in the <br />Pleasanton Municipal Code. <br /> <br />Vin~al'd Estate Lots <br /> <br />The building envelope area for the three vineyard estate lots shall be the <br />area delineated by the dashed lines on the house plotting plans and <br />encompass the following areas: <br /> Lot 17 - 40,808 square feet <br /> Lot 45 - 32,952 square feet <br /> Lot 47 - 30,910 square feet <br /> <br />Upon completion of house construction and/or vineyard planting, <br />whichever comes f~t, the boundary of the building envelope shall be <br />physically demarcated by poles, a fence or fence/wall, or hedge planting <br />which shall be retained in perpetuity. A plot plan showing the surveyed <br />boundary and demarcating device(s) shall be submitted to the Planning <br />Depathnent at that time to be added to the Agricultural Easement as an <br />exhibit. <br /> <br />The vineyard portions of the vineyard estate lots shall be developed and <br />maintained in accordance with the following: <br />a. The "Avignon Vineyards Planting and Maintenance Plan," by Wente <br /> Vineyards, dated 3/8/01 and the "Vineyard Planting Plan - Lin/RMC <br /> Lonestar/Simoni," including Parcel "B," "D," and "F" plans <br /> (denoted as pages SP I-SP4). <br />b. A vineyard as depicted in the overall Avignon MDR plan for Parcel <br /> "C" shall be added to the Parcel "B" vineyard ownership and <br /> maintenance if its establishment is allowed by the agencies with <br /> jurisdiction over the riparian corridor of Parcel "C." <br />c. The maintenance agreement between Centex Homes and Wente, <br /> incorporated herein by reference, shall be followed for the duration <br /> of its term. Following its term, the vineyards shall be continuously <br /> maintained in a manner consistent with best industry management <br /> practices for an operating vineyard, including continued use of <br /> "Integrated Pest Management" plans. <br />d. Should proposed modifications to the vineyard plans be <br /> recommended by the City's peer reviewer, such modifications shall <br /> be incorporated into these conditions and shall be followed as if paxt <br /> of the above-referenced plans. <br />e. Any change to the viticulture use shall first require a finding by the <br /> Planning Commission that continued viticulture is infeasible and <br /> <br />Conditions of Approval for PUD-6, Centex Homes' Avignon Project <br />City Council Meeting, June 5, 2001 Page 11 <br /> <br /> <br />
