(4) The final design and location of the fencing on the new lot <br /> lines of the existing Sari.eno residence shall be submitted for <br /> the review and approval of the Planning Director prior to <br /> recordation of the final map. <br /> (5) A street tree plan for "F" Street shall be included in the final <br /> landscape plan; it should match other project entry streets in <br /> design character, as specified in the Specific Plan. <br /> (6) The Vineyard Estate lots shall be required to submit a <br /> landscape plan for review and approval within three months <br /> of sale, and the approved landscaping shall be installed within <br /> nine months of its approval. The landscape plans shall <br /> conform to the MDR landscape palette. <br />(7) The final landscape plan for the school-vineyard setback area <br /> along "A" Street within Parcel "B" shall incorporate orchard <br /> trees behind the street trees shown. <br />(8) Tall shrubs shall be planted along the property line of all lots <br /> directly bordering the Vineyard trail in such a manner so as to <br /> screen rear yard areas of these lots fi.om trail users. Spacing <br /> and species type shall be selected to form at maturity an <br /> evergreen screen of sufficient height to interrupt line-of-sight <br /> fi.om a horseback rider to the nearest building wall at a height <br /> of six feet. If sufficient room is available within the trail <br /> right-of-way which does not interfere with trail use or <br /> existing utilities, and such location can be satisfactorily <br /> watered to allow plantings to prosper, such shrub screen <br /> planting may be located within the trail easement. <br /> Maintenance of shrubs chosen to be planted within the trail <br /> right-of-way shall be done by project homeowners. <br />(9) The privacy fence shown on the Fence & Wall Details <br /> (Sheet L.4) shall be modified to a six-foot fence consisting of <br /> five feet of solid wood fencing, with one foot of lattice. <br /> <br />Building Amhitecture - The building architecture shall be modified <br />as follows: <br />(1) The architectural plans shall be revised to include the <br /> recommendations by Tumbull Griffin & Haesloop listed in <br /> the attached excerpt of its October 26, 2000 letter, except for <br /> the recommendation (#27) requiring all primary roof slopes <br /> be greater than an 8:12 slope. The revised changes shall be <br /> submitted for the review and approval of the Planning <br /> Director prior to the issuance of a building permit for any of <br /> the homes.
