Preliminary Grading Plan <br />(1) The project shall be graded in essentially the same manner <br /> whether additional soil is imported or not. The final grading <br /> plan shall be subject to review and approval by the Planning <br /> Director prior to approval of the final map. <br />(2) The grade change between Lots 3-4 and 5-6 shall be reduced <br /> significantly by modifying the grading proposed for this area, <br /> with a goal of reducing the pad differential to no more than <br /> three feet and achieving a smooth transition of slopes within <br /> the street-side side yard setback areas on Lots 4 and 5. <br />(3) The applicant shall seek to eliminate or minimize the height <br /> and number of the short retaining walls proposed within the <br /> RMC Lonestar portion of the MDR area; consideration of <br /> making up the differential in pad grades through use of <br /> sloping front yards, raising back yard areas, and other means <br /> should be explored. The final grading configuration shall be <br /> reviewed and approved by the Planning Director prior to <br /> approval of the final map. <br />(4) Import or off-haul of fill material shall follow a haul route <br /> approved by the City Engineer; use of existing Vineyard <br /> Avenue as a part of the route shall be minimized for such <br /> earth movement. <br /> <br />Landscape Plan <br />The proposed landscape plan shall be modified as follows: <br />(1) The proposed native riparian planting shall be revised to <br /> include shrubs and groundcover in addition to the proposed <br /> trees within Parcel "C," except in the area immediately <br /> adjacent to a vineyard planting. Street trees shall also be <br /> planted along both sides of the entire length of"C" Street, if <br /> the street tree species selected is compatible with the riparian <br /> corridor (e.g., oak or California bay). <br />(2) A final street tree-planting plan shall be developed and <br /> submitted for the review and approval of the City's <br /> Landscape Architect and Planning Director. This planting <br /> plan shall utilize oak, California bay, or sycamore trees as the <br /> street tree species for "A" and "C" Streets. <br />(3) Entrance features shall be developed for the intersections of <br /> "A," "C," and "F' streets with new Vineyard Avenue and at <br /> the entrances to "D" and "E" Streets in conformance with the <br /> requirements of the Vineyard Village Landscape Design <br /> Guidelines. <br /> <br />Conditions of Approval for PUD-6, Centex Homes' Avignon Project <br />City Council Meeting, June 5, 2001 Page 8 <br /> <br /> <br />
