In no case will a buildinr, oermit <br />be issued m'ior to the exniration Of th~ 30-day effective oerigd. <br /> <br />To initiate the building permit plan check process, the applicant shall submit the <br />following: <br /> <br />a. Three (3) full-size sets of construction plans (wet-stamped and signed); <br /> <br />b. Two (2) sets oftbe necessary s~'uctural and Title 24 calculations; <br /> <br />c. Two (2) copies of a site specific soils ~port; <br /> <br />d. The completed Building Penuit Questionnaire; and <br /> <br />e. The necessary fees. <br /> <br />The final grading plan shall include information on pad and finished floor <br />elevations, proposed and existing contours, and top and bottom spot elevations <br />along any ~-taining walls and exterior walls of the suuctures. <br /> <br />The applicant shall submit a pad elevation certification prepared by a licensed <br />land surveyor or registered civil engineer to the Chief Building Official and <br />Plmming Director, certifying that the pad and building locations (setbacks) are <br />pursuant to the approved plans, orior to receiving a foundation inspection for the <br />structure. <br /> <br />The applicant shall design a drainage system which directly ties into an approved <br />storm drain system. The applicant shall provide the design of this storm drain <br />connection on the final grading and storm drainage plan for review and approval <br />by the City Building Official, Planning Director, and City Engineer prior to the <br />issuance of a building permit for this project. <br /> <br />Prior to the issuance of a building permit, the landscape plans shall be modified to <br />reflect the following: <br /> <br />m The three flowering plum t~es on the east side of the house shall be <br />substituted with native evergreen screen trees. <br /> <br />b. The mmic and dripline of all existing trees in the vicinity of the proposed <br />planting areas shall be shown. <br /> <br />Said modifications shall be submitted in conjunction with the plans submitted for <br />issmmce of building permits and shall be subject to the review and approval by <br />the Planning Director prior to issuance of building permits for the project. <br /> <br /> <br />
