30. <br /> <br />31. <br /> <br />32. <br /> <br />33. <br /> <br />34. <br /> <br />35. <br /> <br />36. <br /> <br />A final landscape plan and irrigation plan shall be subrnittedto and approved by <br />Plannin_g Director as part of the building permit plan set prior to issuance of an <br />on-site permit. The irrigation d~ign shalt utilize low-volume drip, bubbler, or <br />other water conserving ,irrigation systems to the maximum extent possible. <br /> <br />All irees used in landscaping be a minimum of 15 gallons in size and all shrubs a <br />minimum of 5 gallons, unless otherwise shown on the approved landscape plan. <br /> <br />Getl~ral Landscaoe and Tree Preservation <br /> <br />Six inch vertical concrete curbs shall be installed between all paved and <br />landscaped areas. <br /> <br />The developer shall enter into an agreement with the City, approved by the City <br />Attorney, which guarantees that all landscaping included in this project will be <br />maintained at all times in a manner consistent with the approved landscape plan <br />for this development. Said agreement shall run with the land for the duration of <br />the existence of the structures located on the subject property. <br /> <br />The develol~ shall comply with the recommendations of the tree report prepared <br />by HortScience dated July 2000 and September 25, 2000, incorporated herein by <br />reference. No tree trimming or pruning other than that specified in the tree report <br />shall occur. The developer shall arrange for the horticultural consultant to <br />conduct a field inspection prior to issuance of building permits to ensure that all <br />recommendations have been properly implemented. The consultant shall certify <br />in writing that such recommendations have been followed. <br /> <br />The applicants may remove the two trees (Nos. 27 and 52) specified in the tree <br />report prepared by HortScience dated July 2000. The applicants shall mitigate <br />removal of these trees at a 6:1 ratio for each tree. Replacement trees shall be <br />native species planted in the general vicinity of the removed trees. Replacement <br />trees shall be a combination of 15 gallon, 24 inch, and 36 inch box size trees. A <br />tree replacement plan shall be submitted for review and approval by the Planning <br />Director prior to removal of the trees. <br /> <br />Prior to issuance of a grading or building permit, the apPlicants shall secure an <br />appraisal of the replacement value of all trees included in the tree report affected <br />by the development which are required to remain. The appraisal shall be <br />performed in accordance with the current edition of the "Guide for Plant <br />Appraisal" under the auspices of the International Society of Arboricuiture. The <br />appraiser shall be subject to the Planning Director's approval. <br /> <br />Except as allowed by Condition No. 34 above, no trees shall be removed from the <br />site. The applicants shal! be responsible for the loss of any tree not previously <br />approved for removal. For trees which are removed during construction, the <br />applicants shall pay a fine in the amount equal to the appraised value of the <br /> <br /> <br />
