<br />b. Maintenance easements for units C-l through C-4 such that the owners of these <br />units can reasonably maintain their carport or dwelling unit which is on or near <br />a shared property line. <br /> <br />c. Reciprocal storm drainage easement, as required by the City Engineer. <br /> <br />d. A five-foot wide Public Service Easement (PSE) to the City along the Peters <br />A venue frontage. <br /> <br />e. Non-buildable easements as required by the Building and Safety Division, due <br />to the proximity of some of the buildings to property lines. <br /> <br />The location and wording of the easements shall be subject to the review and <br />approval of the City Attorney prior to Final Map approval. All easements shall be <br />shown on the Tentative Map. <br /> <br />Maintenance Association and CC&Rs <br /> <br />28. A maintenance association shall be created for the project. The CC&Rs for the <br />project shall clearly state: <br /> <br />a. At a minimum, the maintenance association shall be responsible for the <br />maintenance of the following: <br /> <br />1. All landscaping and irrigation systems in the front yards of units C-l <br />through C-4; <br /> <br />11. All landscaping and irrigation for units B-1 and B-2; <br /> <br />Hi. All street landscaping and irrigation fronting the project; <br /> <br />IV. All turf block shown on Exhibit A; <br /> <br />v. All concrete pavers, if proposed, for the two uncovered parking spaces <br />by unit B-2; <br /> <br />vi. The bricks located around the existing tree on Peters Avenue; <br /> <br />V11. The storm drain and subdrain systems; and <br /> <br />viii. All fencing and retaining walls. <br /> <br />5 <br />
