<br />Lighting <br /> <br />20. All exterior lighting shall be designed or shielded so as to not shine on <br />neighboring properties. The applicant shall submit a final lighting plan, and <br />include drawings and/or manufacture's specification sheets showing the size and <br />types of light fixtures proposed for the exterior of the buildings and parking areas. <br />The light fixtures and their locations shall be subject to the review and approval of <br />the Planning Director prior to issuance of building permits. <br /> <br />Parking <br /> <br />21. Prior to the demolition of the residence and prior to the issuance of a building <br />permit for the project, the applicant shall pay $28,000 into the City's in lieu <br />parking fund for Downtown. <br /> <br />22. Turf block shall be provided in the drive aisles of units C-l through C-4 as shown <br />on Exhibit A. <br /> <br />23. Turf block or concrete pavers shall be provided in the uncovered parking spaces <br />for units B-1 and B-2, as shown on Exhibit A. If concrete pavers are used, the <br />color and design of the pavers shall be subject to the review and approval of the <br />Planning Director, prior to the issuance of a building permit. <br /> <br />24. The carports shown on Exhibit A shall not be enclosed. <br /> <br />25. With the exception of motor vehicle storage and storage inside the storage sheds <br />shown on Exhibit A, there shall be no storage under the carports. <br /> <br />26. After the project is occupied, if issues arise regarding on-street parking fronting <br />the project, the property owner(s) of the lot(s) shall meet with City staff and the <br />Pleasanton Downtown Association to resolve on-street parking issues. <br /> <br />Easements <br /> <br />27. The applicant shall record the following at the time of recordation of the Final <br />Map: <br /> <br />a. Maintenance, access, and parking easements over the driveways for units C-2, <br />C-3, and C-4 which are partially located on a neighboring lot. <br /> <br />4 <br />
