<br />Fencing and Retaining Walls <br /> <br />13. The fence between unit C-4 and 730 Peters Avenue shall be set back a minimum <br />of 20 feet from the front property line of unit C-4. <br /> <br />14. The rear yards of units C-l through C-4 shall be completely fenced. The fence <br />plan shall be revised to address the retention of tree #88, if it is not to be relocated <br />elsewhere on site. The applicant shall revise the plans to address this condition of <br />approval, prior to the issuance of a building permit. Gates are allowed in the <br />fencing, subject to the review and approval of the Planning Director. The revised <br />fencing plan shall be clearly shown on the plans submitted for the issuance of a <br />building permit and are subject to the review and approval of the Planning <br />Director. <br /> <br />15. The top of all fencing located on top of a retaining wall shall be at the same height. <br />The applicant shall clearly note this on the fencing plan submitted with the plans <br />submitted for the issuance of a building permit. <br /> <br />16. Unless prior approval is received from the property owner of the vacant parcel to <br />the west, no portion of the fence or retaining wall shown on Exhibit A shall be <br />located on this shared property line. On the plans submitted for the issuance of a <br />building permit the applicant shall clearly show whether or not the fence and <br />retaining wall shall be located on the shared property line. <br /> <br />17. The retaining wall by the western property line shall be constructed of wood, <br />concrete, or masonry block unless otherwise approved by the City Engineer. <br /> <br />Windows <br /> <br />18. The building walls or the window frames shall be designed such that the windows <br />appear to be recessed approximately at least two inches into the building wall. All <br />window glass shall be clear with no tint. The windows shall have decorative <br />mullions/grilles, approximately one inch wide, unless otherwise approved by the <br />Planning Director. All windows shall have a sill. With the plans submitted for the <br />issuance of a building permit, the applicant shall provide a detailed window <br />section which shall be subject to the review and approval of the Planning Director. <br /> <br />Eaves, Overhangs, and Gutters <br /> <br />19. All structures shall be designed such that no eaves, overhangs, or gutters shall <br />overhang the property line. Prior to the issuance of a building permit, the <br />applicant shall revise the plans to clearly address this condition of approval. <br /> <br />3 <br />
