<br />conditions of approval. It is the responsibility of the applicant to ensure that the <br />project landscape contractor is aware of, and adheres to, the approved landscape <br />and irrigation plans. Prior approval from the Planning Department must be <br />received before any changes are constituted in site design, grading, building <br />design, building colors or materials, landscape material, etc. <br /> <br />4. The project as shown on Exhibit A shall be subject to the use standards of the <br />RM -15 zoning district except as modified by the conditions of this approval for <br />this Case. <br /> <br />5. A Final Map shall be recorded for the project prior to the issuance of any building <br />and grading permits. A demolition permit shall be obtained and the site cleared of <br />all structures prior to Final Map recordation. <br /> <br />Additions <br /> <br />6. A property owner proposing any addition to a residential structure will be required <br />to process a PUD modification. Minor additions and exterior modifications may <br />be processed through the Administrative Design Review process as determined by <br />the Planning Director. <br /> <br />Accessory Structures <br /> <br />7. Accessory structures shall not cover more than 25 percent of any unit's rear yard <br />area. <br /> <br />8. The storage sheds shown on Exhibit A shall be a maximum of six feet in height. <br />The exterior materials and colors of the storage sheds shall match those of the <br />main dwelling unit on the site. The colors, materials, and height of the storage <br />sheds shall be clearly be stated on the plans submitted for the issuance of a <br />building permit. <br /> <br />9. All HV AC units shall be clearly shown on the plans submitted for the issuance of <br />building permits. Units shall not be visible from the public street and shall meet <br />the noise standards for residential use. <br /> <br />Porches and Decks <br /> <br />10. Porches and decks shall not be enclosed. <br /> <br />11. All front porches shall be a minimum of six feet in width. <br /> <br />12. The doors leading to all second floor decks and porches shall be French doors. <br /> <br />2 <br />
