subject to review and approval by the Planning Director prior to issuance of <br />building permits. <br /> <br />15. <br /> <br />The project developer shall use their best efforts in implementing the measures <br />identified in the Green Building Council's (GBC), "Leadership in Energy and <br />Environmental Design (LEED)" in the design, construction, and operation of the <br />proposed building, including all future tenant improvements. These measures shall <br />be shown on the building permit plan set submitted for review and approval before <br />issuance of a building permit. In conjunction with the building permit application, <br />the project developer shall determine the building's "LEED Green Building <br />Rating", using the GBC evaluating methodology, and shall report the rating to the <br />Planning Director before issuance of the building permit which shall be reported to <br />the Planning Commission. Prior to building permit issuance, the green building <br />provisions that are proposed to be included in the development shall be submitted <br />to the Planning Director for review and comment. City staff shall arrange a <br />meeting with the project developer to discuss the proposed measures and to <br />determine if other feasible, mutually agreeable green building measures can be <br />incorporated into the project. <br /> <br />16. <br /> <br />The project developer shall submit a waste generation disposal and diversion plan <br />to the Building Department prior to issuance of building or demolition permits. <br />The plan shall include the estimated composition and quantities of waste to be <br />generated and how the project developer shall recycle at least fifty percent (50 <br />percent) of the job site construction and demolition waste. Proof of compliance <br />shall be provided to the Director of Building Inspection prior to the issuance of a <br />final building permit. During demolition and construction, the project developer <br />shall mark all trash disposal bins "trash materials only" and all recycling bins <br />"recycling materials only". The project developer shall contact Pleasanton <br />Garbage Service for all waste disposal. Only that portion of trash and recycling <br />waste refused by Pleasanton Garbage Service shall be disposed of or diverted by <br />another trash/recycling company. <br /> <br />17. <br /> <br />The applicants shall replace the existing 6 ft. high chain link fencing along the <br />eastern property line with a 6 foot tall masonry wall. The masonry wall shall be <br />installed along the eastern property line, generally at the location of the existing <br />chain link and wood slat fence (i.e., fi:om the rear property line to approximately <br />60 feet back from the front property line). The wall shall be designed to <br />complement the office building design and include columns spaced at regular <br />intervals. Similar design treatment shall be included on both sides of the wall. The <br />location and design of the wall shall be subject to review and approval by the <br />Planning Director prior to issuance of building permits.
