Prior to occupancy, the applicants shall join the North Sycamore Specific Plan <br />Maintenance Association as determined by the City Engineer. The site's <br />maintenance association fees shall be based on the site's pro rata share in a manner <br />consistent with the North Sycamore Specific Plan Finance Plan. <br /> <br />Parking lot sweeping, deliveries, shipping/receiving, landscaping, leaf blowing, <br />and similar commercial or maintenance activities shall be limited to 8:00 am to <br />7:00 pm, Monday through Friday. <br /> <br />10. <br /> <br />At no time shall balloons, banners, pennants, or other attention-getting devices be <br />utilized on the site except as allowed by Section 18.96.060K of the Zoning <br />Ordinance for grand openings or by Section 18.116.040 of the Zoning Ordinance if <br />approved by temporary conditional use permit as part of a decorating plan in <br />conjunction with shopping center promotional events. At no time shall spot <br />lighting be used in conjunction with such grand openings and/or promotional <br />events. <br /> <br />11. <br /> <br />The applicants shall install standard ramping driveways at the new driveways on <br />Sunol Boulevard and Sycamore Road rather than street openings as shown on the <br />plans. The final design of the driveways shall be shown on the plans submitted for <br />issuance of building permits and shall be subject to the review and approval by the <br />City Engineer and Planning Director prior to issuance of building permits for the <br />project. <br /> <br />12. The following change shall be made to the grading plan: <br /> <br />a. The proposed grading in the southern planter area shall be contoured to <br />blend in the new grades with the existing grades and provide a natural looking <br />slope. <br /> <br />Said modification shall be shown on the plans submitted for issuance of building <br />permits and shall be subject to the review and approval by the City Engineer and <br />Planning Director prior to issuance of building permits for the project. <br /> <br />13. <br /> <br />Any excess soil from the site shall be off-hauled from the site and disposed of in a <br />lawful manner. <br /> <br />14. <br /> <br />Details and samples of all of the architectural features and accents of the building <br />(e.g., window trim and sill, staircase railings, wood brackets, wood and stone <br />columns, wrought iron fence and gate, clock, roof dormer vents, etc.) shall be <br />included with the plans submitted for issuance of building permits and shall be <br /> <br /> <br />
