18. <br /> <br />19. <br /> <br />20. <br /> <br />21. <br /> <br />22. <br /> <br />23. <br /> <br />prior to occupancy of the office building. <br /> <br />The applicants shall effectively screen from view all ducts, meters, satellite dishes, <br />air conditioning equipment, and any other mechanical equipment, whether on the <br />structure, on the ground, or on the roof, with materials architecturally compatible <br />with the main structure. Furthermore, all roof-mounted equipment, vents, blowers, <br />etc. shall not project above the plane established by the roof parapet. A roof <br />section showing the proposed roof equipment well and the height of the equipment <br />shall be submitted as part of the building permit plans. Screening details shall be <br />shown on the plans submitted for issuance of building permits, the adequacy of <br />which shall be determined by the Planning Director. All required screening shall <br />be provided prior to occupancy. <br /> <br />All mechanical equipment shall be constructed in such a manner that noise <br />emanating from it will not be perceptible beyond the property plane of the subject <br />property in a normal environment for that zoning district. <br /> <br />The office building shall be designed and constructed to maintain an interior noise <br />level of 45 dBA L~q. Information sufficient to determine that this noise level can <br />be met shall be submitted with the plans submitted for issuance of building permits <br />and shall be subject to review and approval by the Planning Director and Director <br />of Building Inspection prior to issuance of building permits. <br /> <br />The project's Sunol Boulevard driveway shall be limited to right-mm only <br />ingress/egress. The applicants shall install adequate signing/striping to indicate the <br />right-mm only ingress/egress restriction for this driveway. The applicants shall <br />also modify the Sunol Boulevard lane striping to accommodate the project's new <br />Sunol Boulevard driveway. A signing/striping plan shall be submitted in <br />conjunction with the building permit plan check plans. Said plan shall be subject <br />to the review and approval by the City Engineer and Planning Director prior to <br />issuance of a building pemait for the project. <br /> <br />The applicants shall dedicate to the City an eight foot wide public service easement <br />(P.S.E.) along both the Sunol Boulevard and Sycamore Road frontages. Said <br />easement along the Sycamore Road frontage shall also include a public access <br />easement along Sycamore Road frontage for a possible future sidewalk extension <br />to the east. Said easements shall be recorded prior to occupancy of the building. <br /> <br />Prior to installation of any signs on the subject property, a comprehensive sign <br />program for the site and building shall be submitted for review and approval by the <br />Planning Director. The sign program shall include the specific details for each <br /> <br /> <br />
