The <br />Zoning Administrator approved the project subject to conditions of approval, including a <br />determination of tree impact by the City's landscape architect prior to issuance of a build- <br />ing permit, and installation of a HV AC unit that will have no greater impact (by either <br />noise and/or location) to the side neighbors' property than currently exists. <br />The Zoning Administrator determined that the proposed project meets the outlined design <br />criteria to approve the proposal. The design review criteria for this type of project and <br />the associated analysis are as follows: <br />1. Preservation of the natural beauty of the city and the project site's relationship to it; <br />The proposed project is an addition to an existing house; therefore the Zoning Adminis- <br />trator found that the project meets this requirement. <br />2, Appropriate relationship of the proposed building to its site, including transition with <br />streetscape, public views of the buildings, and scale of buildings within its site and ad- <br />joining buildings; <br />The proposed second-story addition is recessed from the street, thereby providing ade- <br />quate transition with the streetscape and not negatively impacting views from the street. <br />The Zoning Administrator found that the proposed addition was in keeping with the scale <br />of buildings within the neighborhood. <br />Item 6,c.
