The developer, Ponderosa Homes II, Inc., has submitted the required insurance, bonds, <br />and fees. <br /> <br />Proposed On-site Improvements <br /> <br />This phase of the Ponderosa/Busch property development proposes five new public streets -- <br />Irongate Drive, Irongate Court, Sagewood Court, Sandstone Court, Stone Canyon Court, and <br />an extension of Ledgestone Court, within the boundaries of the tract. In conformance with the <br />conditions of approval of the tentative map, this phase of the development will be accessible <br />only from Mohr A venue; there will be no direct connection to other phases of the development <br />other than the emergency vehicle access road located at the end of Irongate Court and Public <br />Service Easement (Parcel C) located at Sagewood Court. This Public Service Easement allows <br />an extension of utilities to the parcel for the potential future school site. This phase also <br />includes street improvement work along Mohr Avenue from Nursery Way on the west side to <br />Irongate Drive on east side. Mohr Avenue will end at the east end with a bulb-out transition. <br />Improvements on Mohr A venue will create parking bays along the north and south side of <br />Mohr Avenue. <br /> <br />Infrastructure Improvements <br /> <br />The storm drain system, sanitary sewer, and the water systems within the public streets <br />serving this project, will be maintained and operated by the City. Like other streets within the <br />development that do not have houses fronting on the street, the east side of Irongate Drive has <br />grassy swales located along the edge of the street to filter storm water before the water gets <br />into the underground storm drain system. Along other streets within the development, the <br />planter strip between the sidewalk and curb will be slightly depressed to allow storm water to <br />infIltrate into the ground, rather than flowing directly from the lot to the street gutter. The <br />swale and the depression within the planter strip will help fIlter out pollutants in the storm <br />water in accordance with the objectives of the County-wide storm water permit from the <br />Regional Water Quality Control Board. The homeowners' association will maintain the swale <br />and the planter strip in front of the homes. <br /> <br />Additionally, an eight-foot sidewalk will be constructed along the east side of Irongate Drive <br />and the north side of Mohr A venue. This is a continuation of the public trail that starts at the <br />southern entrance to the development at Busch Road and continues northerly through the <br />development to Mohr Avenue, connecting with the existing trail along Martin Avenue. <br /> <br />SR:05:284 <br />Page 3 of 5 <br />
