<br />plans and has found them to be III substantial conformance with the <br />approved tentative map. <br /> <br />Staff is also recommending that the unused southerly 20 feet of Mohr <br />Avenue easterly of Irongate Drive, as shown in Exhibit B, be abandoned. <br />Staff has determined that there are no utilities located within the street <br />right-of-way to be abandoned. <br /> <br />Honorable Mayor and Members of the City Council: <br /> <br />BACKGROUND <br /> <br />Tract 7431, Ponderosa/Busch Property, is a single-family residential subdivision proposed by <br />Ponderosa Homes II, Inc., located southerly of the intersections of Mohr A venue and Courtney <br />Avenue and Mohr Avenue and Martin Avenue. This tract will have 41 single-family <br />residential lots . <br /> <br />On October 23, 2002, the Planning Commission approved Vesting Tentative Subdivision Map <br />7381, the application by Ponderosa Homes II, Inc., to subdivide 92.51 acres into 193 single <br />family residential lots, a 23 acre future school site, a 5.7 acre Presbyterian Church Site, a 172 <br />unit senior apartment site, a 2.5 acre private park, and to construct a portion of the Iron Horse <br />Trail, associated streets, and other infrastructure improvements which support all of the <br />proposed uses. <br /> <br />The Final Maps associated with the approved Vesting Tentative Map have been fIled in phases. <br />On October 21, 2003, City Council approved Tract 7381, a 16 lot residential subdivision; on <br />April 6, 2004, City council approved Tract 7429, a 54 residential lot subdivision; on July 20, <br />2004, City Council approved Tract 7430, a 31-10t subdivision; and on September 20, 2005, <br />City Council approved Tract 7432, a 30-10t subdivision. All of these four tracts, and the senior <br />apartment project, are under construction. <br /> <br />Under the school site option agreement between Ponderosa Homes and the Pleasanton Unified <br />School District, the District has a number of years to decide whether to exercise their option to <br />purchase the 23-acre future school site property. The 23-acre parcel was created with the fIling <br />of the first Final Map (Tract 7381). At the present time, the District does not have a plan for <br />this site. <br /> <br />The Engineering and Planning staff have reviewed the Final Map and improvement plans for <br />Tract 7431 and have found them to be in substantial conformance with the approved tentative <br />SR:05:284 <br />Page 2 of 5 <br />
