<br />Proposed Off-site Improvements <br /> <br />As part of this phase of development, Ponderosa Homes will be installing curb bulb-outs at the <br />intersections on Mohr A venue at Martin Avenue and Mohr A venue at Cameron Avenue <br />narrowing Mohr Avenue at these locations effecting a measure of traffic calming. <br />Additionally, Ponderosa Homes has agreed to pay the City the cost for the installation of four <br />electronic speed indicator signs to be installed at locations determined by the City Traffic <br />Engineer. <br /> <br />Vacating the Southerly Portion of Mohr A venue Easterly of Irongate Drive <br /> <br />Prior to the City annexing the Mohr/Martin area, a map was fIled through Alameda County <br />entitled "Oakland Land Improvement Company Subdivision", creating many streets and lots <br />within the eastern portion of the City, becoming the Mohr/Martin neighborhood. Most of <br />these streets within this County map were either not constructed, or in some cases just a <br />portion of the street that was constructed. The latter is the case for Mohr Avenue. Mohr <br />Avenue currently terminates as a paved road at Martin Avenue. Ponderosa Homes will be <br />extending Mohr A venue an additional 500 feet to Irongate Drive with their subdivision <br />improvements, at which point Mohr Avenue terminates. In conformance with the approved <br />PUD, Ponderosa Homes is asking that the City vacate the southerly portion of Mohr Avenue <br />easterly of Irongate Drive that had been dedicated on the old County map. <br /> <br />Staff has determined there are no utilities located within this portion of the street right-of-way <br />easement to be abandoned, nor is it likely that the easement will be needed in the future since <br />the entire infrastructure is being constructed by Ponderosa Homes within their development. <br />Accordingly, staff recommends vacating the unused southerly portion of the street right-of-way <br />easement of Mohr Avenue, located easterly of Irongate Drive, to the underlying fee owner of <br />the property, Ponderosa Homes. <br /> <br />At this time, staff is uncertain of the final disposition of the northerly half of Mohr Avenue. <br />Since Parcel" A" of Tract 7381, the "school site option", is still pending for several more <br />years, staff is reluctant to recommend abandoning this portion of the street at this time, as the <br />street right-of-way may be utilized as a trail to the school or to whatever facility is developed <br />on that site. Staff feels it would be better to wait until development occurs on Parcel "A" <br />before taking action on the northerly portion of the street right-of-way. <br /> <br />SR:05:284 <br />Page 4 of 5 <br />
