FOR TRACT 7431 <br />(pONDEROSA/BUSCH PROPERTY) <br /> <br />STAFF RECOMMENDATION: <br /> <br />Staff recommends that the City Council take the following action at the <br />meeting of October 18, 2005. <br /> <br />1. Approve the Improvement Plans and Final Map for Tract 7431, Busch <br />Property . <br /> <br />2. Authorize the City Manager to execute the Subdivision Agreement for <br />this development. <br /> <br />3. Accept all parcels of land and easements offered for dedication on the <br />Final Map. <br /> <br />4. Authorize the City Manager to execute a Quitclaim Deed for the <br />unused southerly 20- foot of Mohr A venue easterly of Irongate Drive to <br />be transferred to Ponderosa Homes. <br /> <br />SUMMARY: <br /> <br />Tract 7431, Ponderosa/Busch Property, is a 41-lot, single-family <br />residential subdivision proposed by Ponderosa Homes II, Inc., located <br />southerly of the intersection of Mohr Avenue and Martin Avenue, as <br />shown in Exhibit A.
