Second units above the garages may be allowed up to a total area of 600-square feet. <br />Specific details shall be submitted to the Planning Director for review and approval prior <br />to building permit issuance. <br /> <br />Architecture <br /> <br />Prior to building permit issuance, final building permit plans shall be submitted to the <br />Planning Director for review and approval. These plans, as conceptually shown in the <br />PUD development plan, shall include consistent architectural detailing on all four <br />elevations, detailed information on the use of body, trim, and accent colors, and be fully <br />dimensioned. <br /> <br />10. <br /> <br />When Plan 4 is located on an interior lot, a courtyard entryway feature shall be designed <br />to clearly designate the entry path to the home. In general, this feature shall include a low <br />fence (up to 36 inches in height) with a pronounced gate, entryway, and/or archway <br />feature designed to match the architecture of the home. In addition, when Plan 4 is <br />located on a comer lot an entry walkway shall be extended to the street side yard to <br />facilitate access to the home. The final details of this design shall be submitted to the <br />Planning Director for review and approval prior to building permit issuance. <br /> <br />11. <br /> <br />Prior to building permit issuance, a final fence plan shall be submitted to the Planning <br />Director for review and approval. This plan shall include an open fence design along the <br />rear property lines of the homes that back-up to the open space area to the south. Special <br />fencing to achieve noise attenuation goals ma), be installed when approved by the <br />Planning Director. <br /> <br />Landscaping <br /> <br />12. <br /> <br />A specific and separate disclosure statement shall be prepared informing all buyers of the <br />requirement to install their front yard landscaping within three (3) months of occupancy. <br />This disclosure shall contain the conceptual landscape plans approved as part of the PUD <br />development plan and shall require that the landscaping that is installed be consistent <br />with these landscape plans. <br /> <br />13. <br /> <br />Prior to occupancy of each lot, the landscaping located in the planter strip along a lot's <br />frontage shall be installed by the developer. This planter shall have a minimum clear <br />landscaped area of 4.5 feet. Thc maintenance of the planter strips shall be the <br />responsibility of the adjacent individual property owners as determined by the Plmming <br />Director. The landscaping in the planter strips shall be maintained at all times in good <br />health and vigor and the design shall not be changed, unless approved in advanced by the <br />Planning Director. This requirement shall be included in the CC&R's for the project and <br />shall be disclosed as part of the separate landscape disclosure statement. <br /> <br />14. The irrigation for the planter strip shall be connected to the ac[jacent lot that is respons b e <br /> for its maintenance by an automatic irrigation controller.
