6,000-SOUARE-FOOT LOT DEVELOPMENT PLAN <br /> <br />Site Plan/Development Standards <br /> <br />The 6,000-square-foot lot devolopmant shall be substantially as shown on the <br />development plans, Exhibit "A," dated "Received August 18, 2000" on lile with the <br />Planning Department, except as modified by the following conditions. Minor changes to <br />the plans may be allowed subject to the approval of the Planning Director if found to be <br />in substantial conformance to the approved exhibits. <br /> <br />Prior to building permit issuance, the developer shall submit for Planning staff review <br />and approval each house plan. Staff'shall review each plan for consistency with the <br />approved PUD development plan. The developer shall submit a table detailing which <br />home has been/will be built on which lot with a total smnmary. No one house plan shall <br />be used on more ttmn 35 percent of the lots nor less than 15 percent of the lots. In <br />addition, no more than two homes of the same model shall be located adjacent to each <br />other on the same side of the street or located directly opposite each other fronting on the <br />same street. No two homes of the same model/elevation shall be located ackiacent to one <br />another. <br /> <br />minimum 1 O-foot setback shall be required on street side yards for all homes. <br /> <br />With the exception of the second unit above any garage, the maximum accessory <br />structure building height shall be 15 feet, measured from pad grade to highest roof peak. <br /> <br />Unless modified by the approved PUD development plan or these conditions of approval, <br />all development standards shall comply with the provisions of the R-1-6,500 zoning <br />district. <br /> <br />In conjunction with a tentative map application for the 6,000-square-foot lots, enhanced <br />entry treatments (pronounced traffic circles, paving treatment, etc.) shall be developed <br />designating the land use transition from the open space remainder area t~ the residential <br />area. The specific design mhd details For these entry treatments shall be subject to the <br />review and approval of the Planning Commission in conjunction with the tentative map <br />application. <br /> <br />In conjunction with a tentative map application for the 6,000-square-foot lots, the specific <br />details for the street lighting shall be submitted to the Planning Commission for review <br />and approval. In general, the street lights shall be a low-height carriage light design <br />similar to the street lights used in the Bridle Creek Development.
