applicant shall provide root control barriers and four inch perforated pipes for parking lot <br />trees, street trees, and trees in planting areas less than ten feet in width, as determined <br />n.e~css~xy by the Planning Director at the time of review of the final landscape plans. An <br />irrigation plan shall also be submi~ed to the Planning Director and City Landscape <br />Architect prior to the recordation of thc final map for the project. <br /> <br />21. <br /> <br />The solid 6 fi. high fencing shall be located on the side and rear property lines, while the <br />6 ft. high lattice and wood fencing shall be located as shown near the front of the house <br />and along the street side yards. Any gates placed in the lattice and wood fencing may be <br />solid wood, rather than lattice and wood. If found necessary, pursuant to the noise <br />analysis required in Condition #31, fences may be redesigned to accomplish noise <br />attenuation purposes. Final design approval by the Planning Director shall be required <br />prior to approval of the final map. <br /> <br />Second Units <br /> <br />22. <br /> <br />Only one residential unit on the subject property may be rented. The other unit shall be <br />owner-occupied. The second unit shall be occupied by no more than two adults, although <br />fl~ere shall be no limit on the number of children. In no case shall the second unit be sold, <br />subdivided, or held under different legal ownership from the primary residence. <br /> <br />23. <br /> <br />One on-site parking space shall be made continuously availabIe to the occupant(s) of the <br />second unit for parking. <br /> <br />24. <br /> <br />The applicant shall install address signs that are visible from the street, clearly indicating <br />that two separate units exist on the parcel. The applicant shall obtain the new street <br />address for the second unit from the Planning Deparm~ent. <br /> <br />Alternative A <br /> <br />25. <br /> <br />If Alternative A is built, the developer shall submit revised landscaping plans to provide <br />attractive landscaping between the UPRR soundwall and street and along portions of the <br />streets which have homes only on one side. The developer may review options for <br />eliminating the sidewalk f?om limited portions of the street with homes only on one side <br />if deemed acceptable to the City Engineer and Planning Director. <br /> <br />26. <br /> <br />If Alternative A is built, the developer shall develop a plan for constructing a visual <br />landscape buffer between the homes along the former SPRR right-of-way and the <br />proposed EVA/former SPiLK right-of-way to provide privacy in the rear yards for the <br />future homeowners, Also, the final design of the EVA shall be submitted for the review <br />and approval of the Plamfing Director prior to the recordation of a final map for this <br />5,000-square-foot lot development. <br /> <br />27. If Alternative A is built, a revised grading plan shall be submitted for review and <br /> approval with the tentative map for the homes on the East Side.
