28. <br /> <br />29. <br /> <br />30. <br /> <br />provide for maximum 3:1 slopebanks within the individual lots and at their interface with <br />the adjoining open space, where feasible. <br /> <br />If Alternative A is buiIt, the six existing valley oak trees (Quemus lobata) on Lot 244, <br />along Street Q, and on the existing knoll shall be preserved and the appropriate measures <br />shall be undertaken during the construction of the development to ensure their protection. <br />The developer shall have a consulting certified arborist survey the trees, develop specific <br />tree preservation measures, and address other requirements of the City's Heritage Tree <br />ordinance. This survey shall be completed and the tree preservation measures, such as <br />fencing, in place prior to the issuance of a grading and/or on-site permit for this portion <br />of the project. <br /> <br />If Alternative A is built, a maintenance association comprised of the individual Iot <br />owners in this development shall be created for the purpose of maintaining the creek area <br />next to Street Q. This area shall be owned by the City and maintained by the <br />maintenance association. The boundaries of this area shall be clearly designated on the <br />plans submitted for tentative map approval and the maintenance agreement shall be <br />submitted for the review and approval of the City Attorney and Planning Director prior to <br />the approval of the final map. <br /> <br />If Alternative A is built, the developer shall provide a noise study for the homes closest to <br />the freeway in the East Side to determine if additional mitigations are necessary to <br />maintain both interior and exterior lmise levels within those deemed acceptable by the <br />City's General Plan. The noise study shall also show the final location of the soundwall <br />along the UPRR and how noise stm~dards for railroad noise will be achieved.
