15. <br /> <br />The garage structures shall only have a second floor if it is a second unit. Otherwise, the <br />garages shall be built as a single-story building 15 fi. in height or less. A maximum of <br />70% of the market rate homes in the 5,000-square-foot lot portion of this development <br />may have the two-story garages (garage first floor and second unit second floor). All <br />garages shall be designed to provide storage space in the top of the garage. The <br />developer shall submit a house plotting plan for the development which shows the <br />location oftha single-story garages evenly dispersed throughout each release to the <br />Planning Director for review and approval prior to the issuance of a building permit for <br />the release. <br /> <br />16. <br /> <br />The garage on the Plan 6 model shall be setback 2 ft. from the front wall of the house. <br />Additionally, the minimum driveway length for this model and the others in this <br />development 20 ft. The revised house design shall be submitted for the review and <br />approval of the Planning Director prior to the issuance ora building permit for any homes <br />in this 5,000-square-foot development. <br /> <br />17. <br /> <br />House models with siding nmterials other than stucco on the front building elevation that <br />do not extend ~round to all four elevations shall be designed to carry the siding material <br />to a logical stopping point on the side building elevations. The final location and design <br />of the transition between the two siding materials shall be subject to the review and <br />approval of the Planning Director prior to the issuance of any building permits for homes <br />in this 5,000-square-foot lot development. <br /> <br />18. <br /> <br />A streetlighting plan and decorative light fixture shall be submitted for the review mhd <br />approval by the Planning Director and City Engineer prior to the approval of the final <br />map. The light fixture shall direct light away from the front of the residences and <br />towards the street and sidewalk. <br /> <br />Landsca~ <br /> <br />19. <br /> <br />The street right-of-way shall be increased to maintain a 4 ½ clear parkway planting area <br />between the back of curb and the front edge of sidewalk. This planter area, including <br />lawn and street trees, and the front yard landscaping (from the back edge of aldewalk to <br />the porch) shall be maintained by the individual property and shall not be removed or <br />changed unless approved in advance by the Planning Director. <br /> <br />20. The developer shall be responsible for installing both the landscaping and automatic <br /> irrigation in both the planter strip between the curb and sidewalk and the front yard <br /> landscaping between the sidewalk and porch/from of house. A revised plant palette, <br /> landscape design, and planting schedule tbr these areas shall be submitted for review with <br /> the tentative map. Said landscape plan shall be detailed in terms of species, location, size, <br /> quantities, and spacing. All trees used in landscaping be a minimum of 15 gallons in size, <br /> except street trees which shall be a minimum 24" box size. Ail shrubs shall be a <br /> minimum of 5 gallons, unless otherwise shown on the approved landscape plan. Six inch <br /> vertical concrete curbs shall be installed between all paved and landscaped areas.
