The maximum FAR for all homes in the 5,000-square-foot lot development shall be 58% <br />which excludes up to 600 sq. ft. of garage and 600 sq. fi. of the second unit over the <br />detached garage. <br /> <br />The driveways shall have a minimum width of 9 ft. and the driveway aprons/curb-cuts <br />shall have a 12 ft. minimum width. The design of the concrete driveways shall be <br />submitted for the review and approval of the Plalming Director and City Engineer prior to <br />the issuance ora building permit for any of the lots in the 5,000-square-foot lot <br />development. <br /> <br />Architecture <br /> <br />The colors and materials of the homes shall be submitted for the review and approval of <br />the Planning Director prior to the issuance of a building permit for any of the homes in <br />this 5,000-square-foot lot development. <br /> <br />10. <br /> <br />The applicant shall provide automatic opening sectional roll-up gm'age doors throughout <br />the project, as approved by the Director of Building Inspection and Planning Director. <br /> <br />11. <br /> <br />The windows shall have full trim (stucco-covered foam or wood) on all four sides <br />(header, sill, and two sides) of all windows on all elevations of the houses and garages. <br />This trim shall be shown on the plans submitted to the Chief Building Official and <br />Planning Director for review and approval prior to the issuance of building permits for <br />any of the homes in this 5,000-square-foot lot development. <br /> <br />12. <br /> <br />The homes on comer lots shall have the siding material and other architectural details <br />used on the front also used on both side and rear building elevations. The location of <br />these comer homes which would have the lull architectural wrap on all building <br />elevations shall be designated on a site plan provided for the review and approval of the <br />Planning Director prior to the issuance of building permits for any of the homes in this <br />5,000-sqanre-foot lot development. <br /> <br />13. <br /> <br />The porch on Plan 1 shall be increased to an 8 f~. width. Also, functional entrances to all <br />porches must be included on all models, irregardless of whether or not the optional patio <br />doors shown on the plans are selected. Plan 6 shall be revised to include front porches <br />with a minimum 7 ft. width. All of these revisions shall be submitted for the review and <br />approval of the Planning Director prior to the issuance ora building permit ti~r any of the <br />homes in this 5,000-~quarc-foot lot development. <br /> <br />14. <br /> <br />Railings shall be added to the porches on all house plan styles except the Santa Barbara, <br />French, and Colonial styles.
